Unfortunately there are no free lunches
in life. This philosophy applies to HOA assessments as well.
An assessment is distinguished from dues by the fact that dues are
voluntary and assessments are not. This is not an optional part of living in our neighborhood - they
are part of the contract you signed when you purchased your home.
The assessments are necessary to pay for property taxes, utilities,
landscaping, maintenance and other amenities you enjoy while living
in Wellington Ridge. Below is the policy for HOA assessments and
their collection procedure:

Annual assessments are $270.

Assessments are assessed in
January for the period covering January 1st – December 31st. A
letter will be mailed to each homeowner by the end of January.

Payment must be
received by February 28th.

If you cannot make
full payment by February 28th, please contact the treasurer to make
payment arrangements.

If arrangements have
not been made or payment not received by February 28th, a $20 late
fee will be assessed every 30 days until payment is collected. Every
effort will be made to contact the homeowner before fines are
assessed. The Board will be very accommodating as long as there is
open communication between the Treasurer and the homeowner.

If there is no
communication from the homeowner and payment has still not been
received by April 30th, a lien will be recorded with the Pierce
County Auditor for the amount of the assessments, plus late fees, lawyer
fees and recording fees.
